Maintenance Property Manager

R15 000 – 20 000 pm
UK Based Development and Property Management Company seeks a Maintenance Property Manager to be required to deal with the day to day management, and scheduling of jobs and quotes. You must be self- motivated, a problem solver with Property Management and maintenance background. You will have a varied, strategic yet an operational role to play in ensuring that all the services are maintained to the highest standards. Good experience working with various software packages including CRM systems and any field management systems is useful. A good demonstration of working with general software packages such as Microsoft etc also a positive.
Duties
- Manage maintenance operatives’ diary and schedule repairs/works/quotes to be carried out effectively and efficiently.
- Organise quotes for repairs and maintenance on behalf of clients.
- Oversee inspections and inspections reports
- Manage maintenance emails, phone calls and messages from tenants, landlords and clients.
- Liaising with both landlords and tenants
- Liaising with contractors and field operatives on a regular basis
- Ensure compliance documentation is up to date.
- Liaising with the accounts team to ensure up-to-date finances
- Daily liaison with tenants, clients, landlords and contractors; dealing with questions, complaints and updates via email and telephone correspondence
- Remote Project management of major works i.e. kitchen and bathroom installations
- Ensure all clients are compliant with statutory and contractual obligations. Onboarding Contractors.
- Management of property licenses and health and safety certificates such as EPC (Energy Perform Certificate), Gas Safety and EICR (Electrical Installation Condition Report) certificates, FRA's (Fire Risk Assessments)
- Management of systems and data to ensure strong reporting.
- Excellent diary and time management skills
- Part of the team that resolves and manages client complaints.
- Daily management of reactive maintenance administration and troubleshooting
- Ability to work in a fast-paced work environment.
- Must be a team player and be able to work closely in a team.
THE IDEAL CANDIDATE
- hands-on experience managing maintenance in the Property Management industry, thinking on your feet and dealing with complex issues, whilst ensuring the smooth running of the maintenance department.
- Where necessary, training will be provided. The successful candidate will be professional, organised, ultra-efficient, have strong work ethics, ability to work under pressure whilst maintaining a professional standard at all times.
