Job Summary

Applications are invited from suitably qualified candidates for the position of the Caretaker in Bulawayo that has arisen in the Property Department within CIPF a Self-Administered Fund. The Fund is an occupational scheme for one of the sectors of the Zimbabwean economy. This position is on a 24 month fixed term renewable contract basis.
REPORTING STRUCTURE
The position reports to the Property Manager
PURPOSE OF THE JOB
Maintaining the properties to ensure they look attractive and are in safe and operational condition.

Duties and Responsibilities

KEY JOB FUNCTIONS
• To maintain the cleanliness and outlook of the building(s) at all times by scheduling and monitoring contracted cleaning teams, through daily inspections.
• To inspect parking regularly for improperly parked & unauthorised parking; and attending to parking allocations.
• Monitoring and reporting all maintenance deficiencies and dispatching work orders to head office after sourcing for quotations.
• Perform daily maintenance tasks such as changing light fittings, basic plumbing etc & refer, schedule and supervise such tasks to identified contractors.
• Supervise security arrangements for their premises and make contingent arrangements in the event of failure.
• Trash management
• To ensure thorough cleaning as leased space become vacant, in time for new tenants to
move in
• Conduct the move out inspections and determines turnover requirements; and on boards
new tenants.
• Administrative duties in dispatching statements/ receipts; attending court sessions;
attending to local authorities queries
• Communicate with Property Manager on regular basis to provide updates on the condition
of building(s) and ongoing projects –maybe informal, keeping logs or submitting reports.

Qualifications and Experience

MINIMUM JOB REQUIREMENTS
• Certificate in Property Management/Administration
• Qualification/s in a maintenance trade (such as electrical, plumbing) will be an added
advantage
EXPERIENCE AND OTHER COMPETENCIES
• At least 3 years’ experience in a property management/administration environment.
• Computer literacy
• Strong / Good communication skills.
